The UK private rented sector is heavily regulated — and getting more so. The Renters' Rights Act 2025 alone introduced sweeping changes that caught many letting agents and landlords off guard. Compliance isn't optional: a single missed gas safety certificate or expired EPC can lead to fines, legal costs, and even the inability to serve a Section 21 notice.

This is the story of how we built TenurAI, a full-stack SaaS platform that gives letting agents and landlords a unified compliance dashboard, AI-powered legislative monitoring, automated document generation, and a built-in CRM — replacing four separate tools with one subscription. Built from scratch by LoopStack, from concept to live deployment.

The Problem: Compliance is Fragmented

Before TenurAI, letting agents typically managed compliance across four separate tools: a compliance tracker (often a spreadsheet), a lettings CRM, a document generator (usually Word templates), and a legal update service (a monthly email they hope someone reads). None of these tools talked to each other. Expiry dates were tracked manually. Legislative changes were discovered by chance. Document templates became outdated without anyone noticing.

The 2025 Renters' Rights Act was the catalyst. It abolished fixed-term assured shorthold tenancies, removed Section 21 no-fault evictions, and mandated pet clauses. Agents who were already struggling to keep up with existing regulations faced a step-change in complexity. The market needed a unified solution.

What TenurAI Does

TenurAI is a single platform that replaces the fragmented toolkit most agents are working with. Here's what it includes:

  • Compliance Dashboard — Colour-coded portfolio compliance score with per-property drill-down. Auto-captures expiry dates from uploaded certificates and sends reminders before deadlines.
  • AI Legislative Monitoring — Weekly scraping of official UK government sources. When legislation changes, the platform auto-updates compliance requirements, document templates, and dashboard thresholds.
  • Document Generation — Tenancy agreements, Section 21 notices, deposit prescribed information, How to Rent letters. Agency branded, auto-legally-current, generated in seconds.
  • Built-in CRM — Property and tenant management with CSV import from Reapit, Alto, Jupix, or any CRM. Column header auto-mapping for seamless onboarding.
  • Multi-Language Documents — Welsh, Polish, Punjabi, Urdu, Bengali — aligned with government How to Rent guidance.
  • AI Q&A — Plain-English question answering about UK lettings law, with sourced, cited answers.

The Architecture

TenurAI is a modern full-stack SaaS application built on a clean separation of concerns:

Frontend: React-based single-page application with responsive design, hosted on a separate subdomain (app.tenurai.co.uk) from the marketing site. Component-based UI with smooth navigation, anchor scrolling, and real-time dashboard updates.

Backend: Node.js API layer handling authentication, data management, document generation, and AI query processing. RESTful endpoints with JSON responses.

Database: PostgreSQL for structured data — properties, tenants, compliance records, document templates, user accounts. The legislative monitoring system uses a combination of structured regulation data and unstructured document storage.

AI Layer: The legislative monitoring system scrapes official UK government sources (legislation.gov.uk, gov.uk, MHCLG publications) on a weekly schedule. Changes are processed through a retrieval-augmented generation (RAG) pipeline that cross-references new legislation against existing compliance requirements and auto-updates thresholds, document templates, and dashboard indicators. The AI Q&A feature uses the same knowledge base to answer user questions with sourced citations.

Pricing & Go-To-Market

We structured TenurAI as a three-tier SaaS subscription:

  • Solo — £59/month for up to 20 properties. 50 AI Q&A queries, 10 document generations per month.
  • Professional — £99/month for up to 100 properties. Unlimited Q&A, unlimited documents, agency branding, multi-language support.
  • Enterprise — £199/month for unlimited properties. Team management, dedicated account manager.

The pricing is deliberately anchored to the cost of existing tools — a CRM plus a compliance tracker plus a document generation service typically costs more than £99/month. The "one avoided fine pays for 25 years" framing is a direct appeal to risk-averse letting agents.

Key Design Decisions

1. Unified dashboard first, features second

The single most valuable feature for a letting agent is knowing, at a glance, whether their portfolio is compliant. We built the compliance score dashboard first — everything else (document generation, CRM, AI Q&A) was layered on after. This meant we could demo a working product that solved the core pain point within weeks.

2. CSV import as an onboarding superpower

The biggest barrier to switching from an existing CRM is data migration. We invested heavily in the CSV import flow — auto-mapping column headers, intelligent field matching, and clear error reporting. Agents can go from signup to a populated dashboard in under 10 minutes.

3. AI monitoring that works silently

The legislative monitoring runs weekly in the background. When it detects a change, it updates compliance thresholds and flags affected properties — but it doesn't bombard users with alerts. The system only notifies the agent when an action is required, reducing alert fatigue.

4. UK hosting and data residency

Given the sensitive nature of property and tenant data, we hosted everything in the UK. The platform is GDPR compliant, with cookie policy, privacy policy, and terms of service built into the onboarding flow.

What We Learned

Building a vertical SaaS product for a regulated industry taught us several things:

The regulation itself is a feature. When the Renters' Rights Act passed, competitors scrambled to update their templates. TenurAI's auto-updating system handled it without manual intervention — and we turned that into a marketing advantage.

CSV import is a competitive moat. Several potential users told us they'd tried other platforms but couldn't migrate their data. The investment in a smooth import flow directly translated to lower churn.

Fixed pricing wins trust. The lettings market is used to variable pricing from legacy software providers. Transparent, published pricing at £59-£199/month with a free trial and no credit card required eliminated a major buying friction.
